Abstract

Moradigna is a social business that transforms the reality of communities through reforms that mitigate the insalubrity of houses of CDE class families in the East Zone of São Paulo that suffer from problems of humidity, mold, poor ventilation, dangerous electrical installations, among other pathologies. This is a problem of one in five Brazilians. Moradigna sells turn-key services including labor, construction materials, construction supervision and twelve-month guarantee, having carried out almost 400 reforms since its founding in 2015. However, this is a derisory number against the demand of 40 millions of Brazilians living in unhealthy homes. Checking the price / project margin restrictions for target population, administrative personnel costs for supervision and control of works, logistical resources for delivery of materials and qualified local labor, it is understood that this scale can only be achieved through innovation, reaching new levels of efficiency and operational quality. When reviewing the state of the art regarding social housing construction with the support of the research group of the Instituto Brasiliana connected to Universidade Presbiteriana Mackenzie, an opportunity for innovation was identified in terms of offsite prefabrication components of the reforms that are common to a large number of projects carried out. It is a major technological and design challenge to design the optimal modules that are flexible enough to fit most retirement situations in homes with their own particularities and standardized enough to allow for scale gains and quality assurance. This pre-fabrication also requires the use of innovative materials, different from traditional masonry, to allow transportation to the site of the work. Another innovative aspect of the project will be the development of an innovative program for the insertion of women in the workforce in the works, considering holistically from the question of conciliation of the activity as quarry / electrician / hydraulic installer with the other family roles and to the ergonomics of work, through training. We believe that diversity will be critical if we are to have a greater supply of skilled labor for the company's expansion movement. (AU)
